Now let me ask you a perplexing question: Do you think that a homeowner with a common $1,500 mortgage payment that is 4 months behind can afford to put a minimum of $3,000 down and and then pay a $2,500 mortgage payment for the next three months? Maybe. But the likelihood of that being comfortable and sometimes even feasible is usually not the case.

That also doesn't mean your situation is hopeless. The worst thing you can do for yourself and your family is give up now.

Let's analyze where the problem started. Whatever your hardship was, you have now fallen behind. Once you reach a certain number of months behind the lender WILL NOT take partial payments. They will either take your payment and apply this to interest, not reflecting on your arrearages, or they will send this payment back. Where do you start once you have gotten over your hardship? You immediately need to become proactive. Contact your lender and let them know you are doing everything you can to rectify the situation and that "YOU WANT TO STAY IN YOUR HOME. This is the very first step. The next step to determine is what course of action you are going to take to resolve your arrearages. You CAN work directly with your bank or lender. Don't let anyone tell you different! HOWEVER, you asked a professional to step in when you bought your home and in most cases it is only fair to ask one to SAVE it.
